This Indenture made this the twentieth day of August, Eighteen Hundred and Eighty five between Fannie E. King of Glascock County, Julius C. A. Beall of Warren County, Oliver H. P. Beall of Washington County, Augusta A. Beall of Warren County, Missouri A. Baker of Warren County, Elizabeth Overstreet of Emanuel County, Augustus Beall of Richmond County and Anna Beall of Warren County, all of the aforesaid State.  Witnesses that the said Fannie E. King, Julius C. A. Beall, Oliver H. P. Beall, Augusta A. Beall, Missouri A. Baker, Elizabeth Overstreet, Augustus Beall and Anna Beall being tenants in common by inheritance from our mother of a certain tract of land lying in said County of Warren whereon our mother Minerva Beall lately lived and died.  Beginning at a clay root corner in the road leading from Beall's Spring to Long Creek Church and running S43W 34.75 thence S65½E 18.75 thence S24½W 18.25 thence S63E 57.00 thence N25E 57.00 [This distance includes within the estate the two acre lot earlier (WC Deeds Book AA p.176) reserved for Sarah Beall, however that lot is excluded by the description of Division 1, below.] thence N63W 32.68 thence N73W 32.25 to the beginning corner containing three hundred and sixty acres more or less, and in pursuance of an agreement, we make partition of said tract of land between ourselves as follows by establishing a line beginning at a pine tree corner about ninety yards from the dwelling and in a southeasterly course from the same and running S13W 16.42 thence N77W 7.80 thence N13E 18.18 thence S67E 6.60 [This should be 6.66, per the later description of Division 5 and the plat on p. 117] to the beginning corner which said lines shall mark the boundaries of a thirteen acre reservation upon which is situate and being what is known as Beall Spring.  These thirteen acres so long as it may suit our pleasure we will continue to hold as our common or joint property and each of us is equally interested in the same.  And by establishing a line beginning at a stake corner which stands about seventy five yards in a northwesterly direction from Beall Spring and running along the most western boundary of the reservation S13W 12.68 thence N77W 6.34 thence N13E 12.68 thence S77E 6.34 to the beginning corner which said lines shall mark the bounderies of a subdivision containing eight acres more or less which again is divided into four equal parts or lots of two acres each and having each a one acre front upon the aforesaid reservation, they commence at beginning corner and are numbered one, two, three and four; we dispose of them as will be hereinafter recited.  And by establishing a line beginning at same pine tree corner and running N73E 21.70 thence N64½E 6.80 thence S25W 4.00 thence N63W 3.17 thence S25W 6.34 thence S63E 3.17 thence S25W 37.16 thence N63W 10.00 thence N13E 25.68 thence N77W 6.34 thence N13W 3.75 to the beginning corner, containing (53) fifty three acres more or less, which said lines shall mark the boundaries of division No. one, this together with town lot no. four we and each of us set apart to be the portion of Fannie E. King. And by establishing a line beginning at sweet gum corner and running S46½E 10.40 thence S13W 5.50 thence N77W 6.34 thence S13W 12.68 thence S77E 14.14 thence N13E 12.68 thence S77E 6.34 thence S13W 26.68 thence N63W 27.00 thence N17½E 30.00 to the beginning corner, containing (39) thirty nine acres more or less, which said lines shall mark the boundaries of division No. two, this together with town lot no. three we and each of us set apart to be the portion of Oliver H. P. Beall.  And by establishing a line beginning at same sweet gum corner and running S17½W 30.00 thence N63W 20.00 thence N24½E 18.25 thence N82½E 21.00 to the beginning corner, containing 47 forty seven acres more or less, which said lines mark the boundary of division No. three, this together with town lot No. two we and each of us set apart to be the portion of Missouri A. Baker.  And by establishing a line beginning at the clay root corner and running S43W 34.75 thence S65½E 18.75 thence N82½E 21.00 thence N16½W 24.80 thence N44W 9.40 to the beginning corner, containing 69 sixty nine acres more or less, which said lines mark the boundaries of division No. four, this together with town lot No. one we and each of us set apart to be the portion of Elizabeth Overstreet.  And by establishing a line beginning at the clay root corner and running S44E 9.40 thence S16½E 24.80 thence S46½E 12.75 thence S63E 6.66 thence N73E 21.70 thence N64½E 6.80 thence N25E 9.50 thence N63W 32.68 thence N73W 32.25 to the beginning corner, containing one hundred and twenty six acres more or less, which said lines shall mark the boundaries of division No. five, this together with the privileges of four town lots on said division No. 5 five we and each of us set apart to be the portion of Julius C. A. Beall, August A. Beall, Augustus Beall, and Anna Beall who for reasons of their own hold it jointly.

Now in consideration of the advantages each of the parties to this instrument is to derive from the partition aforesaid we and each of us hereby releases and relinquishes all claim and conveys all the right titles interest that we or either of us have in and to the divisions or lots of said tract of land set apart as being the portion of another to him or her to him and her to his or her heirs to his and her heirs and assigns forever in fee simple.  In Witness whereof we hereunto have each our hands and seals the day and year above written.
