Warrantee Deed.

State of Georgia, Washington County.
This Indenture made the 9th day of December in the year of our Lord One Thousand Nine Hundred and eleven between Augusta Ann Beall of the county of Wilkes on the one part and O. H. P. Beall of the County of Washington of the other part.  Witnesseth, that the said Augusta Ann Beall for and in consideration of the sum of two thousand two hundred eighty nine and 90/100 dollars in 3 notes to be paid as follows: one Jan 1 1913 for $800.00 one Jan 1 1914 for 500.00 one Jan 1 1915 for $689.90 delivered at and before the sealing and delivery of these presents the receipt whereof is hereby acknowledged hath granted, bargained, sold, aliened, conveyed and confirmed and by these presents doth grant, bargain, sell, alien, convey and confirm unto the said O. H. P. Beall his heirs and assigns all that lot or tract of land lying in the 154 Dist G. M. Warren Co. Ga. near Beall springs containing thirty-eight (38) acres more or less bounded as follows: North by lands of Mrs. F. E. King, East by lands of J. A. Fulghum, South by lands of J. A. Fulghum, West by lands of O. H. P. Beall.  Said tract of land better known as land lot No 1 in the division of the estate of Mrs. M. Beall drawn by Mrs. F. E. King and sold to Augusta Ann Beall.  Also one fourth (1/4) undivided interest in what is known as lot No 5 in the division of the estate of Mrs. M. Beall said lot of land being apportioned to Augusta Ann, Anna, Augustus and J. C. A. Beall Containing one hundred and twenty six (126) acres and bounded as follows: on the north by lands of the estate of Mrs Mary Lou McGregor and N. A. Johnson, East by estate of Mrs. Mary Lou McGregor and Mrs. F. E. King; South by lands of Mrs. F. E. King and the Beall Springs Reservation & O. H. P. Beall, West by O. H. P. Beall and N. A. Johnson.  Also one eighth (1/8) undivided interest in what is known as the Beall Springs Reservation containing thirteen (13) acres bounded North by lands of Augustus [sic] Ann, Anna, and Augustus Beall and East, South and West by O. H. P. Beall.  To have and to hold the said above granted and described property with all and sigular the rights, members and appurtenences thereunto appertaining, to the only proper use, benefit and behoof of the said O. H. P. Beall his heirs, executors, administrators and assigns in fee simple And the said Augusta Ann Beall doth convey the said bargained property above described unto the said O. H. P. Beall his heirs, executors, administrators and assigns against the said Augusta Ann Beall her heirs, executors, administrators and assigns against all and every other person or persons shall and will warrant and forever defend by virtue of these presents.

In witness whereof the said Augusta Ann Beall has hereunto set her hand and affixed her seal and delivered these presents the day and year above written.
